Coast to Capital LEP is delighted to announce the successful designation of eight key sites in Newhaven as an Enterprise Zone (EZ).

The new EZ is a partnership between Lewes District Council (LDC) and Coast to Capital and will encompass eight separate sites dispersed throughout the town, and is a 25-year plan to support the sustainable regeneration of Newhaven and its shift towards a higher value economy.

The Enterprise Zone officially commences in April 2017 and covers approximately 79 hectares.

The EZ is forecast to have the following benefits:

  • Create 55,000m² of new commercial and employment floorspace
  • Refurbish a further 15,000m² of commercial and employment floorspace
  • Create / safeguard up to 2,000 jobs.

The sites have been chosen in order to strategically maximise the benefits of the EZ to the Newhaven economy and to take advantage of opportunities for growth on large brownfield sites.

James Scott has recently joined Coast to Capital as its new Newhaven Enterprise Zone Project Manager. James is on a six-month secondment from the Civil Service Faststream. He will be working with stakeholders and the local community to kick-start the regeneration of the town.

The focus of the EZ is on developing the 'clean, green and marine' technology sectors, including manufacturing and engineering industries linked to the maritime sector, building on Newhaven's historic strengths as a Port town and key gateway to the continent.

This will build on recent developments, including the opening of the University Technical College (UTC@harbourside), the construction of the Operations & Maintenance Base for the Rampion Offshore Wind Farm and the £2,5million Newhaven Growth Quarter scheme, which provides new supported space for start-ups and emerging businesses.

An Enterprise Zone for Newhaven

Benefits for You & Your Business

Enterprise Zone designation brings with it a number of benefits for potential occupiers, intended to attract new businesses to Newhaven and the surrounding areas. These benefits apply only to the eight sites and include:

  • A business rates discount worth up to £275,000 per business over a maximum of five years
  • No pre-application charges for planning enquiries on employment-led schemes by LDC
  • Dedicated support and advice from C2C, as well as LDC's Regeneration & Investment team.

In addition C2C and LDC will retain the uplift in business rates generated from the zone for the next 25 years, which will be reinvested to enhance Newhaven as a place to live, work and do business. More information will be available soon on the measures proposed as a result of this anticipated additional investment.

What Happens Next?

The EZ in Newhaven officially commences in April 2017, and C2C are busy planning for implementation with our partners. More information will be available soon, but if you have any queries about the EZ and how it could benefit you and your business please contact our EZ Project Manager, James Scott, on or email at

Enhancing Newhaven

It should also be noted that there are a number of other major infrastructure projects currently underway in Newhaven which although are not directly related to the Enterprise Zone, should contribute to the regeneration of the town and the success of the EZ; these include the new transport interchange hub, flood mitigation work, and the new Port Access Road (PAR). A number of these projects are partly funded by C2C. The town is also currently benefitting from the roll-out of superfast broadband for commercial users and a formally designated EZ would further benefit from the Coast to Capital initiative to introduce Ultrafast Broadband along the coast to drive regeneration and to support the spreading of CDIT and high-value / tech-based growth from Brighton to other coastal locations.
